About the Position

Our client, a boutique real estate and fast-growing development company serving high-net-worth individuals and private investors across Europe and the UK, is looking for an experienced Head of Finance to lead the financial performance of the company's real estate developments in Cyprus.

Location: Limassol, Cyprus

Type: Office, full-time

Start date: ASAP

About the Role

The Head of Finance plays a key leadership role in supporting the Company's growth by building and managing a robust finance function, ensuring effective financial planning, reporting, and control, and acting as a strategic partner to the CEO, Board of Directors, and shareholders.

Responsibilities

  • Financial Planning & Reporting

    • Preparation of the Company's annual budget.
    • Monthly update of cash flow forecast until the end of the financial year.
    • Quarterly update of the Business Case (BC).
    • Preparation of monthly management reporting.
    • Monitoring budget execution and analysis of variances.
  • Financial Control & Audit

    • Oversight of preparation and results of the annual audit.
    • Preparation and coordination of IFRS reporting.
    • Communication with external accounting providers on accounting and tax.
  • Corporate Finance & Funding

    • Development of financing approaches together with shareholders and affiliated businesses.
    • Structuring financing solutions for the Company.
    • Negotiations with banks and financial institutions.
    • Preparation of financial models for different business scenarios (including investor presentations).
  • Board & Management Support

    • Preparation of materials for the Board of Directors.
    • Preparation of responses and execution of tasks based on Board resolutions.
    • Implementation of initiatives and tasks received from the Group level.
  • Business Performance & Operations

    • Development and implementation of KPI framework for key employees.
    • Participation in pricing (price list) preparation.
    • Cash flow forecasting and monitoring.
  • Governance & Policies

    • Development and implementation of internal financial policies and procedures.
    • Improvement of financial processes and controls.

Requirements

  • Bachelor's degree in Finance, Accounting, Economics, or Business Administration.
  • Professional qualification (ACCA, ACA, CPA, CFA, or equivalent) is an advantage.
  • Experience in Real Estate, Property Development, Construction, or other asset-intensive industries is strongly preferred.
  • Proven experience supporting real estate development projects, investment activities, project financing, or related business environments.
  • Relevant experience in finance, including budgeting, reporting, and cash flow management.
  • Experience with IFRS reporting and audit processes.
  • Experience working with banks, investors, and external advisors.
  • Strong financial modeling skills.
  • Advanced Excel skills.
  • Fluent English.
  • Russian: native or fluent speaker.
  • Greek will be considered an advantage.
