We are seeking a Real Estate Acquisitions Associate to join our team in Singapore. This role involves preparing research reports, building underwriting models, and supporting the acquisition process. You will coordinate due diligence, financial evaluations, and third-party vendor activities while assisting with construction administration and general real estate team operations.

Responsibilities

• Source new properties and initiate contact with landlords, developers, and relevant local authorities across Singapore.
• Negotiate with landlords and developers, ensuring compliance with local regulatory requirements to secure viable sites.
• Conduct comprehensive market research and analysis to identify real estate trends, opportunities, and risks within the Singapore market.
• Prepare detailed financial models, forecasts, and feasibility studies for potential investments and development opportunities.
• Assist in the preparation of investment memorandums, presentations, and reports for internal and external stakeholders.
• Monitor and analyze key economic indicators, regulatory updates, and market dynamics impacting the real estate sector in Singapore.
• Collaborate with cross-functional teams, including finance, legal, and development, to support decision-making processes.
• Maintain and update real estate databases, ensuring accuracy, consistency, and data integrity.
• Work closely with other Real Estate Sourcers and the Real Estate Acquisitions Manager to align sourcing strategy, deal prioritization, and market coverage across Singapore.

Requirements

• Bachelor’s degree in Real Estate, Economics, Finance, or Engineering (Civil, Construction, Mechanical, Electrical, or related field).
• Strong technical and analytical skills with the ability to evaluate properties from both technical and commercial perspectives.
• Proficiency in financial modeling, Excel, and data analysis tools.
• Excellent analytical and quantitative skills with strong attention to detail.
• Understanding of the commercial real estate market in Singapore.
• Excellent written and verbal communication skills in English; knowledge of additional regional languages is a plus, with the ability to present complex information clearly and concisely.
• Ability to work independently and as part of a team in a fast-paced environment, demonstrating resilience, adaptability, and strong performance under pressure.
