About the Role

We are seeking a hands-on and solution-oriented Maintenance Technician to support the daily maintenance operations at Green Cube Vienna.

This role is essential to ensuring the property operates smoothly, safely, and efficiently, supporting both short-stay guests and long-term residents. You will be responsible for executing repairs, preventive maintenance, and ensuring all building systems and guest units meet Habyt quality standards.

Responsibilities

Daily Maintenance Operations (Hands-On)

Perform general repairs across the property (carpentry, basic plumbing, painting, furniture fixes)
Carry out minor electrical work (lighting, switches, sockets)
Ensure all guest rooms and common areas are in optimal condition
Support room turnovers by resolving maintenance issues quickly

Preventive Maintenance

Conduct regular inspections of rooms, equipment, and building systems
Identify and address potential issues before they impact operations
Support implementation of preventive maintenance schedules

Systems & Infrastructure

Monitor and maintain building systems (locks, access control, fire safety, HVAC basics, Wi-Fi infrastructure)
Ensure proper functioning of safety systems and compliance standards

Work Orders & Reporting

Manage and complete maintenance tickets via internal systems
Document repairs, issues, and follow-ups clearly
Report recurring issues and recommend improvements

Inventory & Tools Management

Maintain tools, spare parts, and maintenance inventory
Support ordering and stock control of materials

Guest & Resident Support

Respond to guest maintenance requests in a timely and professional manner
Minimize disruption to guests during repairs
Support overall guest satisfaction through efficient problem resolution

Compliance & Safety

Ensure adherence to Austrian safety regulations and building compliance standards
Follow all health & safety procedures and company SOPs
Support audits and inspections when required

Requirements

Must-have:

2+ years of experience in maintenance, handyman work, or hospitality engineering
Practical knowledge of general maintenance (plumbing, electrical, carpentry)
Strong problem-solving skills and hands-on mindset
Ability to work independently and prioritize tasks
Fluency in English; German preferred

Nice-to-have:

Experience in hotels, serviced apartments, or residential buildings
Familiarity with building systems and preventive maintenance programs
Basic IT/system troubleshooting (locks, Wi-Fi, smart systems)

About the Company

Green Cube ist ein bedeutendes Neubauprojekt eines Studiohauses in Wien, Österreich, mit insgesamt 319 voll möblierten Serviced Studios mit eigenen Badezimmern (viele davon mit Balkon), 36 Tiefgaragenstellplätzen sowie ca. 300m2 Gemeinschaftsflächen im Erdgeschoss mit Zugang zu einem Innenhof. Die Inbetriebnahme ist für das zweite Quartal 2026 geplant.
