About the Position

We are looking for a Finance Business Controller for investment projects in the real estate sector in Warsaw, Poland. For our client in the real estate sector, we are seeking a person who combines financial expertise with the ability to collaborate with business. In this role, you will be closely involved with projects and the people responsible for their implementation – evaluating assumptions, identifying risks, and recommending solutions to support the profitability of investments. This is an opportunity for an experienced controller who wants to expand their responsibilities and develop towards the role of Finance Manager.

From 18,000 zł to 20,000 zł gross per month

Responsibilities

You will be a financial partner for project managers: together you will evaluate the impact of operational decisions on the budget, liquidity, and investment results.
You will prepare materials supporting the decisions of the management board, project committees, and investment partners.
You will take responsibility for project budgets and forecasts, explaining deviations, and presenting recommendations for further actions.
You will develop financial models, analyze cash flows, return rates, and various investment implementation scenarios.
You will be involved in bank financing of projects, including preparing analyses for banks, meeting the conditions for releasing funds, and collaborating on valuations and investment monitoring.
You will prepare materials supporting the decisions of the management board and investment partners.

Requirements

Minimum 4 years of experience in controlling or financial analysis, including at least 2 years in real estate projects.
Independently managing budgets and financial models, and translating analysis conclusions into specific business recommendations.
Knowledge of the investment credit financing process and experience in preparing models and financial documentation for banks.
Ability to conduct substantive discussions with the business, asking relevant questions, and questioning assumptions when verification is required.
Fluent in preparing reports and presentations in English, expected level B2+/C1.
Higher education in finance, economics, or a related field.
